John Korsmo Construction helped its client prepare for growth by remodeling more than 15,000 square feet of office space and upgrading electrical, mechanical and roof systems. The project team met a fast-track schedule while operations at Associated Petroleum Products — a fuels, propane and lubricants supplier — kept humming. The project included a complete modernization and interior renovation of the office space at the client’s headquarters at the Port of Tacoma. Polygal wall panels were used to create an industrial look inside. Tilt-up walls were upgraded to meet seismic code, and the exterior was remodeled into a retro style. The renovation included the conversion of a fuel- and lubricants-storage warehouse into office space. The team cleaned up oil residues and developed a catch basin system to ensure there was no runoff into the stormwater system. Korsmo’s partners developed a protective barrier system to prevent spills and isolate the construction from the ongoing fuel and lubricant activities. Korsmo implemented value engineering strategies that netted significant construction savings, of which $10,000 was donated to the Mary Bridge Children’s Hospital Foundation.
